Building Process

Perth Granny Flats offer several standard designs that clients can select from. For our clients looking for a custom design we can offer a full design and construct package to suit their individual needs. We offer a free consultation to discuss your selected or custom design in the convenience of your home.

Once you have selected your design we will prepare a fix priced contract. Our team will take care of all the construction documentations associated with the project and obtaining a building permit.

The time span from application to the issuing of a building permit varies depending on the local council. Once the building permit has been issued the build time for a standard Granny Flat is on average 12 weeks from slab down to completion.

Perth Granny Flat Options

We offer our clients the option of three construction stages.

Base Model
This stage takes the project to “lock up stage” and will exclude all fixture and fittings and tiling to the bathroom and kitchen (water and sewer services are included to the wet areas and electrical connection to the main power).

Standard Model
This will provide a completed project to our standard specification.

Deluxe Model
This is where the client can select from various internal and external finishes, opt for security screens, painting, floor finishes, window treatments and even full height tiling in the bathrooms.

Additional options offered are timber decks and patios.

Standard Inclusions

  • Our designs offer clients the option to construct their Granny Flat off the ground or on a traditional 100 concrete slab in accordance with our engineering details.
  • The wall frames are constructed of 90mm 1.2mm cyclone rated blue steel
  • Colour bond roofs, gutters and down pipes
  • Sisalation is used to cover the framed construction before external cladding is applied
  • External cladding can be James Hardie Weather Board - Woodgrain, Smooth, Old Style or Rustic
  • Walls and roofs are thermally insulated to our energy efficiency specifications using R1.9 & R3 Insulation to minimize heat and noise transfer
  • Ceilings and walls are constructed of 10mm gyprock
  • Door frames, doors and door furniture
  • WA manufactured windows and sliding doors with fly screens
  • Bathrooms with standard range including vanity, toilet and shower with shower screen
  • Tiling to floor, skirting and full height tiling to shower
  • Towel rail, toilet roll holder and mirror. Extractor heat lamp combo
  • Electrical in accordance to floor plan selected with smoke detectors, RCD’s and connected to main power supply
